Step 1: BUILD YOUR CREDIT. This is one of those steps you can do NOW. If you are watching this and don't have a credit card yet, when you finish this video watch this:

Step 2: SAVE YOUR MONEY. The reality is you can't invest in real estate with no down payment, no income, no credit…it just doesn't happen. So this means that in order to save money, not only will you have to live somewhat frugally so that you don't spend everything you earn, but you will have to EARN MONEY. I know it seems logical, but it's at least every day that people ask me how they can buy real estate without having any money… it doesn't happen.

Step 3: SHOW YOUR INCOME on a tax return. This means you can't just have a good month on Shopify and then expect to use it as a down payment… lenders want to see consistent, stable income before giving you a loan.

Step 4: Get pre-qualified. It's as simple as going to a few big banks, asking them to run your credit, providing them with your tax returns, bank statements, and some other minor information…and they'll give you a pre-approval amount based on these figures. You can then get that pre-approval and compare it to a few other banks, matching or beating those terms.

Step 5: LOOK AT EVERYTHING IN THE MARKET YOU WANT TO BUY. Do your research. Find out which areas you think are undervalued and which areas people will move to. Drive on weekends on every street and neighborhood. Attend every open house on a Saturday and Sunday in your price range, plus maybe a few hundred thousand dollars to find out what's going on. The more you see, the better you'll be able to recognize a good deal when it presents itself.

Step 6: Make offers on places you think are a good deal. Know your price, know what it's worth and be patient. It's more important to get the right property at a fair price than to wait years trying to find the unicorn of a deal.

Step 7: Do your inspections. I usually tell my clients to do all the inspections possible, and this will usually be a reprieve even when you are renegotiating credit with the seller. I also go a step further and also guide two contractors into the unit who will give me a free quote on the cost of repairing things. This way I know everything that is wrong cosmetically and exactly how much it will cost to fix it.

Step 8: Close the property. In the meantime, you'll speak with your lender, get whatever information they ask for, do an appraisal of the property to make sure it's worth what you're paying, and close. Once the property is yours, that's where the fun begins!

Step 9: Make Minor Renovations. Most people ask “where do you find your contractors?!” "And my answer to that has always been word of mouth and yapping. Also make sure you get various bids to understand the costs associated with what you want to do, never just hire the first person.
